Common ADU Building Questions

  • Yes! ADUs are allowed in Plymouth, MA, subject to local zoning regulations. Plymouth follows Massachusetts state guidelines while also enforcing town-specific rules related to size, setbacks, parking, and occupancy. Approval often depends on the property’s zoning district and lot size. Working with a local builder familiar with Plymouth’s permitting process helps ensure the ADU is designed and built to meet all town requirements.

  • In most Plymouth zoning districts, ADUs are limited to a percentage of the primary home’s size or a maximum square footage set by local ordinance. While exact limits vary, many ADUs range from 500 to 900 square feet. Nearby towns on the South Shore may have slightly different size caps and design standards, which is why early planning and zoning review are essential before finalizing an ADU design.

  • Yes. Building an ADU in Plymouth or surrounding communities requires permits, including zoning approval and a building permit. Depending on the project, additional reviews may include conservation, septic, or historic district approvals. The permitting process can be complex, but a design-build contractor experienced with local regulations can manage permits, inspections, and compliance from start to finish.

  • In most cases, yes. ADUs often increase property value by adding livable square footage and flexibility. In Plymouth and the greater South Shore market, ADUs are especially appealing for multi-generational living, aging-in-place solutions, or rental income potential. When thoughtfully designed and professionally built, an ADU can offer both immediate functionality and long-term return on investment.

  • Costs vary based on size, design, site conditions, and utilities, but most custom ADUs in the Plymouth area start in the low-to-mid six figures. A detached ADU typically costs more than converting existing space (like a basement or garage). Working with an experienced builder like Home Perfection helps you budget accurately and plan for permitting, site work, foundation, mechanicals, and finishes unique to local conditions.

  • We partner with some amazing home designers and architects. Depending on the complexity of the project and the budget we will work with a designer that works best for your ADU build.

The ADU Building Process

Preconstruction

In the preconstruction phase we get into the nitty gritty of planning. Work with an engineer to see what and where we can build on your property. Get your design goals dialed in. What level of trim do you want in your ADU, what subs will we need to work with to meet your goals etc. The point of this stage is to avoid surprises down the road.

Design

In this stage, we collaborate with a specialized home designer or architect to draw up the plans. The clinet is heavily involved in this stage of the process. You will get a fantastic image of what your ADU will look like when completed after this stage is over.

Construction

We do our thing! It all starts with the foundation and we will take it all the way to paint and finish trim. We work with the town’s building department for timely inspections so the proces goers smooth. Soon, your ADU will be ready for occupancy.
